London borough guide

London’s 32 boroughs are administrative units, not neighbourhoods, and the difference matters when you are choosing where to live. A borough sets your council tax band, your bin collections, your school catchments and your local planning policy — but it tells you remarkably little about what a given street feels like. Southwark runs from Borough Market to the edge of Dulwich. Haringey contains both Tottenham and Highgate.

So use these pages for the borough-level facts — the average rent across the areas we track in it, the zones it spans, the lines that serve it — and then click through to the individual neighbourhood guides, which is where the decision actually gets made. The averages below are means across our tracked areas within each borough, so a borough containing one very expensive pocket will read higher than most of its streets.

One practical note: council tax varies materially between boroughs for equivalent properties, and it is a real monthly cost that rent comparisons routinely ignore. Check the band on any specific address with the borough directly before you commit.
