Most and least expensive London neighbourhoods

Ranked purely by median one-bed asking rent across the areas we track. Top of the list is the priciest; scroll down for the cheapest places to rent in London.

This page ranks London neighbourhoods by median one-bed rent, from the most expensive to the cheapest, using the same reviewed rent estimates as the rest of the site. At the top are prime central and west London areas — Mayfair, Kensington, Chelsea and Holland Park — where international demand, historic housing stock and proximity to central offices push rents far above the London median. At the bottom are outer areas such as Romford, Barking and Bexleyheath.

Price is an imperfect measure of value. The cheapest areas are usually further from central London, with longer commutes and higher travel costs, and a lower rent can be offset by a more expensive travelcard or extra time spent travelling. Some mid-priced areas offer excellent value because they combine a fast tube or Elizabeth line connection with rents below their better-known neighbours. Tottenham, Leyton, Forest Gate, Stockwell and Kilburn are good examples.

Median rents also hide wide variation within each area. A modern flat with a concierge near a station can cost far more than a converted flat in an older terrace a few streets away, and rents differ between a room in a shared house, a one-bed and a two-bed. Council tax, bills and travel costs add substantially to the monthly total. Use this ranking to understand where different budgets can realistically go, then check the room rent, two-bed rent, council tax band and commute on each neighbourhood page before deciding where to look in detail.
