Living in Walthamstow

Walthamstow's centre is its market. Walthamstow High Street hosts one of the longest outdoor street markets in Europe, around a kilometre of stalls selling fruit, vegetables, fabrics, clothes and household goods, alongside shops and cafés reflecting the area's large South Asian, Eastern European, African and Caribbean communities.

The area has an unusually strong cultural identity for outer London. The William Morris Gallery, in the house where the designer grew up, sits in Lloyd Park, and Walthamstow Village, around Orford Road, is a conservation area of old cottages, independent restaurants and cafés, and the Vestry House Museum. The borough's award-winning Mini Holland scheme has transformed many streets into low-traffic, cycle-friendly routes, and the old greyhound stadium site has become housing.

Walthamstow Central is the northern terminus of the Victoria line, which means you can often get a seat, and trains reach King's Cross in around fifteen minutes and Oxford Circus in around twenty-five. The Overground from Walthamstow Central runs to Liverpool Street, and Blackhorse Road and Walthamstow Queen's Road add Overground services across north London.

Walthamstow Wetlands, one of Europe's largest urban wetland nature reserves, lies to the west, and Epping Forest and the Lee Valley are both within reach. Housing is dominated by Edwardian terraces and the distinctive Warner flats, pairs of upper and lower flats with separate front doors, with some newer developments near Blackhorse Road. Rents remain lower than inner east London, though they have risen fast. Walthamstow suits families and professionals who want green space, a Victoria line connection, strong community life and more space for their money, and who do not need central-London nightlife on their doorstep.
