What living in Tooting is like
Tooting has one of the best concentrations of South Asian food in Britain. Upper Tooting Road and Tooting High Street, running either side of Tooting Broadway station, are lined with Tamil, Sri Lankan, Pakistani, Gujarati and Punjabi restaurants, sweet shops, grocers and sari shops, and the area's two indoor markets, Tooting Market and Broadway Market, have added bars, street food and small independent traders to their long-standing stalls.
It is also a hospital town. St George's, one of London's largest teaching hospitals and home to a medical school, is on the southern side of the area, and many doctors, nurses and students rent locally, which gives Tooting a younger, more transient population than its family-house streets suggest.
Tooting Bec Common, on the northern side, is large and varied, with woodland, sports pitches and Tooting Bec Lido, a vast open-air swimming pool opened in 1906 where members swim year-round. Tooting Common and Wandsworth Common are both within reach. The Granada, an extravagantly decorated 1930s cinema that is now a bingo hall, is one of London's most spectacular listed interiors.
The Northern line's Morden branch has two stations here, Tooting Broadway and Tooting Bec, reaching the City in about twenty-five minutes and the West End via Kennington; peak trains are crowded by the time they reach Clapham. Housing is mostly Victorian and Edwardian terraced houses, many converted into flats, along with mansion blocks and the early LCC cottage streets of Totterdown Fields. Rents are below those in Clapham and Balham, though the gap has narrowed. Tooting suits people who value food, green space and a tube line, and who want a lived-in high street rather than a polished one.
Is Tooting posh?
Not especially, and that is much of its appeal. Tooting is a diverse, lived-in part of south London, known for its South Asian restaurants and grocers, its two indoor markets, St George's Hospital and a large population of medics and students. It has gentrified as people priced out of Clapham and Balham moved down the Northern line, and the streets of large Victorian and Edwardian houses near Tooting Bec Common and Wandsworth Common are distinctly more upmarket than the main roads. But the high street is busy and practical rather than polished, and the area still costs less than its northern neighbours.
Is Tooting expensive?
A one-bed in Tooting averages £1,500/month — about £150 below the London-wide median of £1,650 (across 95 tracked areas). On rent alone, Tooting is cheaper than the typical London neighbourhood.
Is Tooting safe?
Tooting scores 7 out of 10 on our safety measure. Across the 95 London areas we track that measure runs from 5 to 9, which is a little above the middle of that range: 38 of the areas we cover score higher. That score is a curated review of how an area is generally regarded, not police recorded-crime data, so treat it as a starting point rather than a verdict. Like anywhere in London it varies street by street, and feels different at 11pm than at 11am. For official figures, check the Metropolitan Police crime map for the specific postcode, and walk the route from the station to any flat you are considering after dark before you sign.
